Seller Reviews
What sellers say
I first spoke with Kris about selling in May. Instead of immediately listing, he gave us a game plan over three months that led to selling in 48 hours after listing, with multiple buyers, for more than asking, with no concessions.
Simon Parsons
My home had been on the market over 9 months with very few showings. What a difference. The house sold for full listing price within 30 days, and his team was diligent through every step to closing. Kris set a high bar.
Stephanie Pedroza
We were selling our mother’s home from out of state and had no idea who to work with. He arranged cleaners and a handyman, and we sold and closed from home with no worries. Do yourself a favor and look up Kris and his team.

Selling FAQ
Frequently asked questions about selling your Utah home
-
How long does it take to sell a home in Utah?
The Wasatch Front median has been roughly 30 to 40 days on market for the last several quarters. With proper pricing and our Tidal Wave Marketing rollout, most correctly priced homes in Salt Lake County go under contract in two to three weeks. Distressed price points or unique properties can take longer.
-
What does it cost to sell a house in Utah?
Real estate commissions in Utah are fully negotiable and are not set or standardized by any board or MLS. Beyond commission, sellers pay closing costs, generally around 1 to 3 percent of the sale price for title, recording, transfer, and prorated taxes, and pre-listing prep, repairs, and staging vary. We give every client a personalized Net Sheet up front so you know exactly what you will walk away with.
-
Should I make repairs before listing?
Usually yes, for items that affect inspection findings or photography appeal. Our GoMarketReady program handles handyman, paint, flooring, and remodel work pre-listing so the home photographs and shows at its top value. We only recommend work where the projected return exceeds the spend.
-
When is the best time to list in Salt Lake?
Spring, March through May, is historically the strongest sellers’ window in Salt Lake County, with peak buyer demand and the highest list-to-sale price ratios. Summer is also strong. Fall and winter listings face thinner buyer pools but also less inventory competition, which can favor unique or premium-priced homes.
-
What is the 163-Step Home Selling Process?
It is our proprietary nine-phase framework covering everything from pre-listing prep through post-closing: Pre-Listing Preparation, Listing Appointment Presentation, Positioning for Top Dollar, Listing Preparation, Tidal Wave Marketing, Offer & Contract, Escrow, Closing Preparation, and After Closing.
