Millcreek is one of Utah’s newest cities — incorporated in 2016 from unincorporated Salt Lake County. Population around 63,000, situated between Salt Lake City to the north and Holladay to the south. Q1 2026 median sale price was $607,500 with 95 closed sales — and notably the fastest market in the area at 37-day median DOM.

The Pros of Living in Millcreek

Sweet spot between SLC and Holladay. Millcreek sits geographically between urban Salt Lake City and premium Holladay. You get easier access to SLC amenities than Holladay residents, with newer/cheaper housing than Yalecrest or the Avenues.

Mill Creek Canyon access. Mill Creek Canyon entrance is right in the city — hiking, fall foliage, and dog-friendly trails (Mill Creek allows leashed dogs, unlike other Cottonwood canyons). Top-tier canyon access.

Strong Granite School District. Millcreek is served by Granite School District. Skyline High and Olympus High are strong public options. Plus, top private schools (Rowland Hall, Waterford) are 10-15 minutes away.

Fastest-moving market. Millcreek’s 37-day Q1 2026 DOM is the fastest in Salt Lake County. Properly priced homes sell fast. Strong buyer demand, indicating solid neighborhood appeal.

Mid-tier price point. Millcreek’s $607K Q1 2026 median falls between SLC ($575K) and Holladay ($827K). You get east-bench access with more reasonable pricing than the premium neighborhoods.

Established neighborhoods with mature trees. Most Millcreek housing was built 1950-1990. Mature trees, established landscaping, developed neighborhood character. Olympus Cove, Mount Olympus area, and the Millcreek township proper.

The Cons of Living in Millcreek

Older housing stock. Many Millcreek homes need updates. HVAC, kitchens, bathrooms in pre-1990 homes often haven’t been touched. Budget renovation costs.

Inversion exposure. Millcreek sits in the valley floor mid-bench. Winter inversion affects most of the city, though east-bench Olympus Cove escapes more of it than central Millcreek.

No walkable downtown. Millcreek doesn’t have a walkable village center like Holladay. Most commerce is along 3300 South or 4500 South — auto-oriented strip retail. The city is working on a Millcreek Common downtown development but it’s nascent.

School district transitions. Some Millcreek neighborhoods feed Skyline High, others Olympus, others Cottonwood. Verify school boundary before buying. The city was just incorporated so school district boundaries are stable but specific to your address.

Less new construction. Millcreek is largely built out. New construction is mostly tear-down rebuilds or condo/townhome infill. If you want new everything, look elsewhere.

Is Millcreek right for you?

Millcreek is the best fit if you want east-bench access, mature established neighborhoods, top schools, canyon proximity, at a more accessible price than Holladay or Cottonwood Heights. It is less ideal if you want new construction, walkable village commerce, or to escape inversion. The fastest-selling market in Salt Lake County means good homes don’t last — be ready to act quickly.
