Draper Real Estate

Draper sits at the south end of Salt Lake County and the north end of Utah County, straddling I-15 between Sandy and Lehi. The Salt Lake County side of Draper is what we cover here. Draper has become one of the most desirable suburban markets along the Wasatch Front because of its school district, its proximity to Silicon Slopes, and its dramatic foothill geography. Suncrest, Hidden Valley, and the bench neighborhoods east of I-15 give Draper one of the highest median price points in the metro area.

Kris Bowen Real Estate Group has worked Draper since well before the Silicon Slopes boom. Whether you are listing a custom home in Suncrest, looking at newer construction in central Draper, or trying to decide between Draper and Sandy or Lehi, we know the neighborhoods, the builders, and the school catchment lines that drive Draper’s price tiers.

Selling a Home in Draper

Draper has the widest spread between median and average of any city we cover, which means generic pricing strategies miss badly here. The Q1 2026 median was $900,000, but the average was over $1 million because Suncrest and Hidden Valley pull the top of the curve. Pricing a Draper home requires a comp set tuned to your specific elevation, view orientation, and HOA situation.

Our 163-Step Home Selling Process starts with a Right Price Analysis built specifically for your Draper subdivision and finishes with the Tidal Wave Marketing rollout that makes sure your listing reaches the relocation buyers and Silicon Slopes professionals who drive Draper demand.

Buying a Home in Draper

Most Draper buyers fall into one of three buckets: tech professionals working the Silicon Slopes corridor (Lehi, Draper, Bluffdale), families targeting Canyons School District schools, and outdoor-oriented buyers who want quick access to Corner Canyon trails and the Cottonwood Canyons. Draper’s foothill geography means views, but it also means HOA awareness, slope considerations, and snow access.

Our Buyer Concierge Service helps Draper buyers get in front of pre-MLS listings, which matters in Suncrest and the gated bench-area pockets where good homes often go pending before they fully hit the market.

Popular Draper Neighborhoods

Suncrest

Mountaintop master-planned community on the Traverse Ridge between Salt Lake and Utah counties. Cool summer temperatures, panoramic views, custom and semi-custom homes, dedicated trails. Suncrest is its own market within Draper because of the elevation and the access road dynamics.

Hidden Valley

Premium foothill neighborhood on Draper’s east bench. Larger lots, custom homes, easy Corner Canyon trail access. Hidden Valley homes typically command Draper’s top per-square-foot prices.

SunCrest Highlands and Steeplechase

High-end pockets within and adjacent to Suncrest. Custom-builder activity, larger lots, view premiums.

Corner Canyon

Newer area on Draper’s east side, named for the Corner Canyon trail system. Strong appeal for families who want trail-from-the-doorstep lifestyle.

South Mountain and Bellevue

Bench-area neighborhoods with mature landscaping and a mix of established custom homes and updated 1990s construction.

Central Draper

Around 12300 South and Pioneer Road. Established neighborhoods, more affordable price points, strong school catchments. Popular with first-move-up buyers.

Schools in Draper

Draper Salt Lake County is served by Canyons School District. Notable schools include Corner Canyon High School (newer, well-regarded), Alta High, and Draper Park Middle. Some southern Draper boundaries are served by Jordan School District. Always verify catchment for a specific address. School boundary changes have historically driven price differences of 10% or more between similar homes one street apart.

Common Mistakes Draper Sellers Make

  • Treating Draper as one market. Suncrest, Hidden Valley, and central Draper behave differently and should be priced from different comp sets.
  • Underinvesting in pre-listing prep at the high end. The Suncrest and Hidden Valley buyer pool expects move-in-ready quality.
  • Skipping HOA disclosure prep. Draper has more HOAs than most Wasatch Front cities, and buyers often back out late if HOA documents are not organized up front.
  • Listing without seasonal awareness. Suncrest in particular performs better when access is spring-summer, not deep winter.
  • Choosing an agent without specific Draper subdivision experience. Generic Salt Lake County experience is not enough in Suncrest.

Frequently Asked Questions About Draper Real Estate

How long does it take to sell a home in Draper?

The Q1 2026 median was 56 days from list to close in Draper, based on Wasatch Front MLS data. Well-prepped homes in central Draper and Corner Canyon often go under contract in three to four weeks. The high end (Suncrest, Hidden Valley, $1.5M+) commonly takes 60 to 120 days because the buyer pool is smaller and more selective.

What is the median home price in Draper?

The Q1 2026 median sale price in Draper (Salt Lake County side) was $900,000 across 111 closed transactions, with sales ranging from $311,000 in central Draper to $3.6 million on the high end. The average sale was over $1 million, which reflects the heavy custom-home component in Suncrest and Hidden Valley.

Where is Suncrest and is it actually in Draper?

Suncrest is the master-planned community at the top of Traverse Ridge, accessed off Suncrest Drive from Draper. Most of Suncrest is in Draper Salt Lake County but a portion crosses into Utah County. Address verification matters because the county line affects schools, taxes, and emergency services.

What are the best neighborhoods in Draper?

For panoramic views and master-planned community: Suncrest. For foothill privacy and trail access: Hidden Valley. For newer construction with active family lifestyle: Corner Canyon. For value within Canyons School District: central Draper around 12300 South.

Is Draper a good place to buy a home for tech workers?

Yes, for many. Draper is on the Silicon Slopes corridor with quick access to Lehi, Bluffdale, and the Point of the Mountain. Many tech professionals choose Draper over Lehi or Saratoga Springs because of the school district, the foothill geography, and the established neighborhoods. The tradeoff is price.

How does Draper compare to Sandy or South Jordan?

Draper has the highest median of the three by a wide margin ($900K vs. ~$620K in Sandy and South Jordan). Draper has more foothill homes, more custom inventory, and a heavier Silicon Slopes commuter pull. South Jordan is more master-planned (Daybreak) and Sandy is older and more diverse. See our Sandy and South Jordan pages for the full comparison.

What does it cost to sell a house in Draper?

Sellers typically pay 5 to 6 percent in agent commissions plus 1 to 3 percent in closing costs. Pre-listing prep at the high end can run higher than other Salt Lake County cities because the Suncrest and Hidden Valley buyer pool expects polished homes. We give every Draper seller a Net Sheet up front.

When is the best time to list a home in Draper?

April through June is historically the strongest sellers’ window in Draper, especially for Suncrest and Hidden Valley homes where access and views show best in spring weather. Late summer is also active. Mid-winter listings face thinner traffic, particularly for Suncrest where the road conditions matter to showings.
