Utah Home Pricing Strategy

- 112 five-star Zillow reviews, 23 years on the Wasatch Front
- Live MLS data and recent comps, read by a broker who knows your neighborhood
- Free, usually within one business day, and no obligation
Pricing is the whole ballgame
You only get one chance at a fresh listing. The most buyer attention, the most showings, and the strongest offers arrive in the first week or two, while your home is new to the market. Price it right and you create competition. Price it wrong and you burn that window, then spend the next two months chasing the market down with reductions and netting less than you should have.
At the Kris Bowen Real Estate Group, a list price is not a guess and it is not a number pulled from an online estimate. We combine the same live MLS data the best analysts use with 23 years of reading the Wasatch Front, so your price holds up in the real market.
Our go-to-market approach: prep, price, position
Great pricing does not stand alone. It works with two other levers, and we build all three into one plan:
- Prep. A home that shows its best supports a stronger price. We identify the improvements that actually pay off before you list, from a light refresh to staging, through our GoMarketReady program.
- Price. We set a list price grounded in live data and buyer psychology, aimed at the most the market will pay, not the least.
- Position. We place your home in front of the right buyers with a marketing plan built around its strengths, so the price is backed by demand.
How we price your home
A reliable price weighs all of these together, not just one:
- Recent comparable sales in your neighborhood, adjusted for real differences in condition, size, and lot.
- Current inventory and demand, because what is on the market right now competes directly with you.
- Absorption and days on market, so we price to how fast homes like yours are actually selling today.
- Buyer search brackets, the round-number price bands buyers filter by, so your home shows up for the largest possible pool.
- Your home’s condition, updates, and position, the details an algorithm cannot see.
The result is a recommended price band with the reasoning behind it, so you understand not just the number but why it is the right one.
The cost of overpricing
Overpricing is the most common and most expensive mistake a seller makes. A high price does not net you more; it does the opposite. The listing sits, the initial buyer rush passes, and the home starts to look stale. Then come the price reductions, and buyers who now wonder what is wrong with it. Sellers who overprice and reduce almost always sell for less than sellers who priced it correctly on day one, and it takes longer and adds stress to get there.
What you get
When you request a pricing strategy, we prepare a clear, data-backed read on your specific home: a current market analysis, a recommended price band with the logic behind it, and a plan to position and market the home to the right buyers. Utah Home Pricing Strategy FAQ
Frequently asked questions
-
How do you decide what to list my home for?
We start with hard data: live MLS activity, recent comparable sales, current inventory, and how fast homes like yours are actually selling. Then we apply judgment a formula cannot, weighing your condition, updates, lot, and the buyer search brackets your price falls into. Data plus local experience is what produces a list price you can defend and sell against.
-
Why is overpricing such a big risk?
The most showings and the strongest offers come in the first week or two, when your listing is new. An overpriced home burns that window, then sits, and a stale listing invites price cuts and lowball offers. Sellers who chase the market down with reductions almost always net less than sellers who priced it right from day one.
-
What are buyer search brackets?
Buyers search in round-number price bands, like up to $600,000 or up to $650,000. Listing at $610,000 can hide your home from everyone searching with a $600,000 ceiling. Pricing at or just under a bracket can expose your home to a much larger pool of buyers, which is exactly the kind of positioning we map out for you.
-
Is a higher list price always better?
No. The right price attracts competition and can drive the final number above asking, while too high a price kills momentum and costs you money. Our goal is the highest price the market will actually pay, which is not the same as the highest number you can type into the MLS.
