Salt Lake County has the deepest 55+ inventory on the Wasatch Front and the best access to hospitals, the airport, and the freeway grid. The heaviest concentration is in South Jordan’s Daybreak, West Jordan, Herriman, and West Valley City.

Utah County 55+ Communities

Utah County is the fastest-growing 55+ market in the state, with the most new construction in Saratoga Springs, Mapleton, and the Lehi corridor near the Silicon Slopes job centers and new hospitals. It also has a deep bench of established resale communities in Orem, Provo, and American Fork.

Davis County 55+ Communities

Davis County has a smaller but growing selection, concentrated in Syracuse, Clinton, Layton, and West Point. It often delivers strong value per square foot, and you stay close to Salt Lake without paying Salt Lake County prices. Ovation Homes and Nilson Homes are the most active 55+ builders up here.

Senior-Living and 55+ Rental Communities

These are 55+ but they are rentals or assisted-living, not for-sale homes you own and build equity in. I keep them separate so you know what you are looking at before you call. They are a good fit if you want services and zero maintenance and do not want to own.

In Salt Lake County: Incline at Anthem (Herriman, 55+ apartments), The Ivy at Draper (277-unit 55+ apartments), The Laurel at Millcreek, Cottonwood Coves (Murray, gated manufactured-home community on leased land), and Grovecrest Villas. In Davis County: Bri at Station Park (Farmington, 170-unit 55+ apartments). In Utah County: The Charleston at Cedar Hills and similar independent and assisted-living options. Cottonwood Coves and similar manufactured-home parks sell the home but lease the land, so the monthly lot rent matters as much as the purchase price. Read that math carefully.

A Few Honest Notes Before You Tour

Three things the listicle sites will not tell you. First, “active adult” is not the same as “age-restricted.” Some communities on this list are marketed to 55+ buyers but carry no enforceable age limit, which means anyone can buy and your future neighbors might not be your age. If age restriction matters to you in either direction, confirm the legal status in the recorded CC&Rs, not the brochure. The main guide explains the HOPA rules behind this.

Second, the age restriction is not automatically worth a premium. A few of the newer attached-townhome communities price above comparable non-restricted homes a mile away. You are paying for single-level living and maintenance, which is worth a lot to the right buyer, but run the comp before you assume the 55+ label is a deal.

Third, read the HOA financials before you close. A community with a thin reserve fund and an aging clubhouse is a special assessment waiting to happen, and that bill lands on you after closing.
