What I tell clients before they buy in Marmalade

Lots are tiny

Many lots under 0.05 acres. Tour, don’t assume sqft from listing. Parking on tight lots is brutal.

Historic district covers most of the neighborhood

Marmalade Historic District designation means SLC Historic Landmark Commission reviews exterior changes. Plan accordingly.

Foundation costs are real

Same foothill clay. Pre-1930 cottages often need stabilization.

Mortgage challenges on smallest cottages

Some Marmalade cottages under 800 sqft. Conventional financing can get tricky. Have a lender pre-vet the property type before offers.

Appreciation has outpaced the rest of SLC

Last 5 years Marmalade is +75% vs SLC +50% — gentrification still running. Strong long-term hold.
