Daybreak is a 20,000-resident master-planned community within South Jordan — Utah’s largest planned community by population. Built on the site of the former Kennecott Copper mine, Daybreak has reshaped Utah suburban living with its village concept, Oquirrh Lake centerpiece, and emphasis on walkability and community amenities. The Pros of Living in Daybreak

Oquirrh Lake amenities. 80-acre lake at the center of the community. Swimming beach, kayak/paddleboard rentals, fishing (rainbow trout, bass), 3-mile paved trail loop. Summer concerts at SoDa Row lakefront. No other Utah suburb has this kind of waterfront amenity.

Walkable village design. Every Daybreak village (Founders Park, Garden Park, Highland Park, The Cottages, etc.) is designed with walkable village center, parks, and trail connections. Kids walk to school, parents walk to coffee, SoDa Row is bike-able.

Year-round community events. Daybreak hosts dozens of events annually — Halloween parade, summer concert series, farmers markets, holiday lighting. The HOA-funded events calendar is unusual for Utah suburbs.

Newer construction throughout. Daybreak started building in 2004. Virtually all homes are post-2004 construction with modern floor plans, attached 2-3 car garages, smart home pre-wiring, energy-efficient builds.

Strong family demographic. Daybreak skews young — median age around 32, average household size around 3.5. Active neighborhoods, busy parks, frequent kid-friendly events.

55+ village option. Daybreak has a dedicated 55+ village for active seniors — single-level patio homes, HOA-maintained landscape, built-in social community. One of the only built-from-scratch 55+ communities in Utah.

The Cons of Living in Daybreak

HOA fees. Daybreak HOA dues run $90-$180 monthly depending on village, plus annual assessments. Some buyers prefer no-HOA established South Jordan neighborhoods west of Bangerter for that reason.

Newer trees and landscape. Daybreak is 22 years old at most. Trees and landscapes are still maturing. If you want shade and decades of established character, older neighborhoods elsewhere offer more.

Density. Daybreak prioritizes density and walkability. Lots are typically 0.10-0.15 acres. Homes often share fences. If you want a half-acre lot or rural feel, look elsewhere.

Bangerter Highway congestion. Daybreak connects to the rest of Salt Lake County via Bangerter Highway and Mountain View Corridor. Rush hour can be slow getting to I-15 or downtown.

Cookie-cutter aesthetic concerns. Some buyers find Daybreak’s architecture too uniform. The HOA design standards keep things consistent but can feel less unique than older custom neighborhoods.

Is Daybreak right for you?

Daybreak is the best fit if you want walkable suburban living, lake and trail access, newer construction, and a built-in community for kids. It is less ideal if you want a large lot, established mature trees, no HOA fees, or rural privacy. Tech workers, young families, and 55+ downsizers gravitate here in roughly equal measure.
