Draper has changed dramatically in the past 15 years. What was once a sleepy south-valley town is now home to SunCrest mountain communities, Corner Canyon trail systems, and a growing Silicon Slopes-adjacent tech corridor. Median Draper home price in Q1 2026 was $900,000 — among the highest in Salt Lake County. Here is the honest read.

The Pros of Living in Draper

Corner Canyon Park and mountain biking. Corner Canyon Regional Park is one of Utah’s premier trail networks — 100+ miles of singletrack mountain biking, hiking, and trail running. Right out the back door for many east Draper neighborhoods. National-tier trail access.

SunCrest mountain views. SunCrest sits at 6,400 feet — 1,800 feet above the valley floor. The views are dramatic, the air is cleaner, summers are cooler, and you escape valley inversion. Trade-off: snow and steeper roads.

Top Alpine School District schools. Most of Draper feeds Alpine School District — Corner Canyon High, Draper Park Middle, Willow Springs Elementary all rate well. Strong schools combined with new-ish facilities.

Silicon Slopes proximity. Draper sits at the north edge of the Silicon Slopes tech corridor. Lehi tech companies (Adobe, Domo, Pluralsight, Vivint) are 10-20 minutes south. eBay’s Salt Lake campus is 15 minutes north. Draper is the geographic sweet spot for tech workers wanting reasonable commute.

Loveland Living Planet Aquarium + retail. IKEA, the Loveland Aquarium, Megaplex Theatres, restaurants along 12300 South, and the upcoming Mountain Resort Development make Draper feel like a destination. Family-friendly amenities in one location.

Newer construction inventory. A large portion of Draper housing was built 2000-2020. Modern floor plans, larger garages, smart home features. SunCrest, Steeplechase, and Corner Canyon neighborhoods have substantial new and recent inventory.

The Cons of Living in Draper

Higher home prices. Draper’s $900K Q1 2026 median is the highest in Salt Lake County after Cottonwood Heights and Holladay. Entry-level Draper starts around $650K — pricey for first-time buyers. Sub-$500K options are extremely limited.

SunCrest road access in winter. SunCrest is up a switchback road that requires careful driving in heavy snow. Tire chains or AWD are practically required. Some SunCrest residents own a second valley-floor vehicle for snowy commutes.

Longer commute to downtown SLC. Draper to downtown is 30-40 minutes via I-15. Some east-side Draper neighborhoods are 45+ minutes in rush hour. If you commute to downtown daily, this matters.

Construction and growth pace. Draper is growing fast. New subdivisions are being built constantly. Some long-time residents feel the city is becoming overbuilt. If you want a stable, established neighborhood feel, the older Draper neighborhoods west of I-15 are more settled.

Wind exposure on SunCrest. SunCrest gets significant wind. Roofs and trees are tested annually. Bring a wind-tested fence and avoid trees prone to breaking.

Is Draper right for you?

Draper is the best fit if you want newer construction, mountain views, top schools, and trail access. It is less ideal if you are price-sensitive, commute to downtown SLC daily, or want established old-Utah character. We have moved many Silicon Slopes tech workers and their families to Draper for the geographic sweet spot.
