Types of Utah land

Buildable lots in master-planned communities (Daybreak, Suncrest, Traverse Mountain, Holbrook Farms): $150K-$500K with utilities and infrastructure in place. Individual lots in established neighborhoods: $200K-$800K+. Raw acreage in rural counties (Cache, Box Elder, Tooele, Juab, Iron): $5K-$50K per acre depending on access, water, view. Agricultural with often complex water rights. Recreational/hunting land: more remote, lower per-acre, sometimes seasonal access.

Critical questions

Is the lot buildable? Check zoning, setbacks, restrictive covenants. Does it have water? Utah is a desert — water rights, well permits, and culinary water availability are non-trivial. Sewer/septic capacity? Some rural lots cannot get septic permits due to soil percolation. Road access? Easements and seasonal access affect buildability and resale. Geology? Wasatch Front liquefaction zones, fault setbacks, slope stability all matter.

Financing Utah land

Many Utah lots are tied to specific builders (production builder model). Tied lots constrain choice but offer discounts, design center upgrades, warranty packages.
