Park City Real Estate
Last updated: July 2026 · Market data from the Wasatch Front Regional MLS
Park City is Utah's premier mountain resort town, home to Park City Mountain and Deer Valley, a historic Main Street, and a wide spread of neighborhoods that runs from ski-in ski-out residences to established family streets near the schools. It is a genuine high-end market with real second-home and nightly-rental demand, and it is also more layered than its reputation suggests, so buyers on a range of budgets have a path here or in the more attainable valleys just over the hill.
Park City Market Snapshot
As of June 2026, the typical home in Park City sells for about $1,900,000 (2026 year-to-date median, all home types). Prices are cooling year over year in a buyer's market.

Source: UtahRealEstate.com / RapidStats MLS data. Median figures are all residential property types (single-family, townhouse, and condo), 2026 year-to-date; market-condition figures reflect June 2026. Data deemed reliable but not guaranteed. Market data powered by zoomUTAH.com.
One important distinction: the market figures shown here reflect typical sale prices, not appreciation. In a market as wide as Park City's, a rising median can simply mean more high-end ski or golf properties sold in a given period, not that any one home gained that much value. We always look at both the headline numbers and the repeat-sale trend for your specific neighborhood and product type before pricing.
What your money buys in Park City
Condos and townhomes, including some Prospector and resort-base units, the most attainable entry into the city.

Ski-in ski-out residences, Deer Valley and Empire Pass estates, and premium custom homes on large lots.
Your Park City Expert
I am Kris Bowen, a licensed real estate broker with LPT Realty, with 23 years in Utah real estate and more than 1,000 closings across the Wasatch Front and Wasatch Back. I work the Park City area the way it has to be worked, neighborhood by neighborhood, because the difference between an Old Town nightly rental, a Park Meadows family home, and a Promontory golf estate is enormous. I also make sure buyers see the more attainable options in the Kamas and Heber valleys when that fits their budget better. Call or text me at 801-999-8005, or start a home search at zoomUTAH.com.

Buying a Home in Park City
Park City rewards buyers who understand that this is not one market but many. A ski-in ski-out condo, an in-town home near the schools, a golf-club estate in Promontory, and a nightly-rental property in Old Town all trade under the same Park City banner, and each answers to different demand, different rules, and different comps. Pricing a home off a citywide average here tells you almost nothing.
Because so many buyers come from out of state, the details that make or break a purchase, such as nightly-rental eligibility, HOA restrictions, snow-load and access, and true cost of ownership, are exactly the ones that are hardest to see from a listing photo. I help buyers sort resort-base product from residential neighborhoods, and Park City proper from the more attainable options nearby, so the home matches how you actually plan to use it.

Selling a Home in Park City
Well-presented Park City homes still command strong prices, but this is a discerning, comp-driven market where buyers, many of them experienced second-home purchasers, do their homework. Pricing against genuinely comparable recent sales in your specific neighborhood and product type matters more here than almost anywhere, because values swing so widely from Old Town to the basin to the gated golf communities.
Presentation, professional photography, and timing to the ski-season rhythm all protect your net. I price each home against sales I have actually reviewed rather than a blended citywide number, and position it to the buyer most likely to write.

New Construction in Park City
New construction is a real part of the Park City market. Custom homes continue to go up in the gated golf communities of Promontory and nearby Tuhaye, resort-base condos and townhomes are being added in Canyons Village and around the Jordanelle, and Silver Creek Village near Kimball Junction offers newer, comparatively more attainable homes and townhomes. Buying new is not the same as buying a resale: builder contracts, upgrade and lot-premium decisions, HOA and rental rules, and construction timelines all deserve their own representation, and the builder typically pays the buyer's agent. I represent buyers on new-construction purchases across the Park City area and can compare communities, builders, and floor plans side by side.

-
What is Park City known for?
World-class skiing at Park City Mountain and Deer Valley Resort, a historic Main Street, the Sundance Film Festival, and hundreds of miles of trails. It is one of the country's better-known mountain towns, which supports strong second-home and nightly-rental demand alongside a full-time local community. -
How do second homes and nightly rentals work here?
A large share of Park City buyers are purchasing a second home, and many want the option to rent it nightly when they are away. Rental rules vary sharply by neighborhood and HOA: some resort-base and Old Town properties allow nightly rentals, while many residential subdivisions restrict them. Verifying the exact zoning and HOA rules for a specific property before you write is one of the most important steps here, and it is easy to get wrong from out of state. -
What are the commutes and drive times like?
Salt Lake City International Airport is roughly 35 to 45 minutes via Interstate 80, which is a big part of the appeal for second-home owners. Downtown Salt Lake City is about 40 minutes, Kimball Junction shopping is 10 to 15 minutes from most in-town neighborhoods, and Heber City and the Kamas Valley are each about 20 to 30 minutes for buyers who want more attainable options nearby. -
Is there an attainable way into the Park City area?
Yes. In-town Park City runs expensive, but the broader Wasatch Back gives buyers on tighter budgets real choices: Prospector and some condo product inside the city, Silver Creek Village near Kimball Junction, and the more affordable valleys of Heber and Kamas a short drive away. I help buyers weigh true cost of ownership across all of these, not just chase a single ZIP code.

Frequently asked questions
-
Is Park City an expensive place to buy?
Yes, Park City is one of Utah's highest-priced markets, driven by ski access, resort amenities, and national second-home demand. Prices span a very wide range, from condos and the Prospector area at the more attainable end to multimillion-dollar ski-in ski-out estates, so the right comps and neighborhood matter enormously.
-
Can I rent my Park City home out nightly?
It depends entirely on the neighborhood, zoning, and HOA. Some resort-base and Old Town properties permit nightly rentals while many residential subdivisions do not. Always confirm the specific rules for a property before you buy if rental income is part of your plan.
-
What school district is Park City in?
Park City is served by the Park City School District, which runs four elementary schools, Ecker Hill Middle, Treasure Mountain Junior High, and Park City High School. Confirm your address on the district site, since boundaries shift over time.
-
How far is Park City from the Salt Lake airport?
Roughly 35 to 45 minutes via Interstate 80 in normal conditions. That easy airport access is a major reason Park City works so well as a second-home market for out-of-state owners.
-
Is Park City only for luxury buyers?
No. It is a premium market, but there are more attainable options inside the city and, especially, in the nearby Kamas and Heber valleys. Buyers on a range of budgets can find a path in the greater Park City area.
-
What is the difference between Park City and the Snyderville Basin?
Park City proper includes Old Town, Park Meadows, Thaynes Canyon, and Prospector, while the surrounding Snyderville Basin holds neighborhoods like Jeremy Ranch, Pinebrook, and the gated golf communities. They share the Park City address and lifestyle but can differ on taxes, services, and school boundaries.
