  • Does a buyer agent cost extra on new construction?

    On most new construction the builder pays the buyer agent commission, so having Kris Bowen represent you protects your interests during contract, design and inspection at no added cost to you. Bring him on your first visit, because some builders will not pay an agent brought in later.

  • How many new construction communities are there in Utah?

    We currently track 368 communities from 17 builders across 7 counties, verified August 14, 2026. That count moves constantly as phases release and sell out, so check back or ask Kris Bowen what is active in the areas you are considering.

  • What should I get before signing a builder contract?

    The CC&Rs and HOA budget, the plat map showing lot lines and future phases, the current incentives in writing, a clear list of what is included versus a design-center upgrade, and the build timeline. Builders rarely volunteer all of it, and the contract is written by their attorney for them.

  • Are the prices on this site what I will actually pay?

    Not necessarily, and we try hard to be clear about which number is which. A builder base price is for a to-be-built home with standard finishes. The homes actually listed for sale are usually higher because of upgrades and lot premiums. Where we have both, we show the real listed range and label the base price separately.

  • Can I still negotiate incentives on a new build?

    Often yes. Rate buy-downs, closing-cost credits and design-center allowances are common and are frequently not advertised. What a builder will move on changes month to month and by how many homes they need to close that quarter.
