One thing to understand before reading any of it: an advertised starting price is a floor, not a forecast. It usually means the smallest floor plan, on the least expensive lot, with no upgrades. What you pay is that number plus the lot premium plus the options.

- County medians hide big internal ranges. A county number is a starting point for orientation, not a budget.
- Compare the finished number, not the teaser. Ask any builder for a fully optioned price on the specific lot you want, then compare that against resale homes in the same area.

Methodology
Compiled from our Utah new construction registry, 547 communities across 21 counties and 103 cities as of 2026-08-24, refreshed weekly and reported monthly. Prices are advertised starting prices as published by the builder, not transaction prices. Medians are used rather than averages because a small number of very high priced resort communities distort an average. Counties and cities are shown only where the sample is large enough to be meaningful.
