A quarterly read on Utah's 55+ housing inventory, built from the full registry rather than a sample. How many communities exist, where they are, which age rule they actually use, and how few are still building.

Quick answer: We track 101 Utah 55+ communities. The number that surprises most buyers: only about 25 are still selling new homes. The other 75 are resale only, so in most of them you are waiting for a home to come up, not choosing a lot and a floor plan.

Most 55+ “guides” online are a list of ten communities somebody found on a builder site. This is the full registry view, and it answers the questions that actually shape a search: how many are there, where are they, which ones are still building, and what age rule really applies.

This is the single most practical number in this report. If you want a brand new home in a Utah 55+ community, your real list is roughly 25 communities, not 101. Everything else means watching for resales, which is a different search and a different timeline.
The age rule is not what the sign says

These three are not interchangeable, and only the recorded CC and Rs are binding. Age-restricted communities enforce a legal minimum. Age-qualified is looser. Active adult is marketing language with no legal meaning on its own. Before you write an offer, read the recorded documents, especially the survivor and heir language. Other things worth knowing
- Gated: only 5 of 101. If controlled access matters, that is your short list.
- Manufactured housing: 10 of 101 are manufactured home communities, which changes financing and land ownership significantly.
- Size: across the 54 communities where we have a home count, they total about 7,648 homes.
Pricing, and why we are careful with it
Of the communities with a published starting figure, the median is about $400,000. Treat that as a rough band rather than a quote. Many of these communities built out years ago, so the published figure reflects the original build price while resales today run higher. For a current number in a specific community, the resale comparable sales are the only reliable source.

Methodology
Compiled from our Utah 55+ registry of 101 communities, verified against recorded documents where a full profile exists. Status, age category, gating, and community type are researched rather than taken from marketing material. Published price figures come from the source listings and can be stale in built-out communities, so they are reported as a band and not as current market value. Updated quarterly.

How many 55+ communities are there in Utah?
We track 101 across the state. The largest concentrations are Utah County with 31 and Washington County with 24. New ones are added as they are verified against recorded documents.

How many Utah 55+ communities are still building new homes?
Only about 25 of 101. The large majority, roughly 75, are resale only, meaning the community is built out and the only way in is to buy from a current owner. That materially changes your search: in most Utah 55+ communities you are waiting for inventory, not picking a lot.

Are all Utah 55+ communities legally age-restricted?
No, and this is the most common misunderstanding. Of the 101 we track, 51 are age-restricted, 36 are age-qualified, and 14 are marketed as active adult. Only the recorded CC and Rs tell you which rules actually bind, which is why we read them rather than trusting the sign.
