Quick answer: Across 52 Wasatch Front cities, the median home takes about 38 days to go under contract in 2026. The range is wide: Kaysville at 24 days on the fast end, Mapleton at 85 days on the slow end. Days on market measures listing to contract, so add roughly 30 to 45 days on top to actually close.

Most “how long will it take to sell” answers you find online are national averages, which are close to useless when Kaysville and Mapleton are 60 days apart. This is the city-by-city version, pulled from MLS data and refreshed monthly.

What the fast cities have in common
The quickest markets on this list are mostly established, mid-priced, and supply-constrained. Kaysville leads at 24 days with a median around $640,000. When there is not much standing inventory and the price band is where most buyers are shopping, homes move.
What the slow cities have in common
The slowest markets are usually one of two things: high price points with a small buyer pool, or areas with heavy new construction competing directly with resale homes. Mapleton sits at 85 days. That is not a broken market, it is a market where pricing and preparation matter far more than they do in a 25 day city.
If you are selling in a slower city, the fix is not waiting. It is pricing correctly from day one, which the net-to-list data shows is worth real money.
How to use this if you are selling
Take your city’s number as the baseline, then adjust:
- Priced correctly and well prepared: expect to beat your city’s median.
- Priced above the comparable sales: expect to run past it, then reduce, which costs more than pricing right would have.
- Unique, rural, or top of the price band: plan for longer regardless of the city number.

Methodology
Median days on market, year to date 2026, from UtahRealEstate.com RapidStats Monthly Metrics, data through July 2026. Cities shown are the 52 Wasatch Front municipalities with reported figures. Median is used rather than average because a handful of long-sitting listings skew an average badly. Updated monthly.
Days on Market by Wasatch Front City (2026) FAQ
Frequently asked questions
-
How long does it take to sell a house in Utah?
Across 52 Wasatch Front cities the median is about 38 days on market in 2026, but the spread is wide. Kaysville runs about 24 days and Mapleton about 85. Days on market measures the time from listing to going under contract, so add roughly 30 to 45 more days to close.
-
Which Wasatch Front city sells homes the fastest?
Kaysville has the shortest median days on market at about 24 days, with a median sale price near $640,000. Speed usually tracks price point and inventory rather than desirability, so a fast city is not automatically a better place to own.
-
Does a high days on market number mean a city is a bad market?
No. Slower cities are often higher priced, newer, or have more inventory competing at once. A longer market time changes your pricing and preparation strategy, it does not mean homes there are not selling.
-
What is the difference between days on market and time to close?
Days on market counts from the day a home is listed until it goes under contract. Closing adds the escrow period on top, usually another 30 to 45 days on a financed purchase. A home at 38 days on market typically closes about 70 to 85 days after listing.
