Homes listed in this window typically sell faster and for 2-4% more than the same home listed in November-January.

Month-by-month breakdown

January-February: Slowest months. Buyers are scarce, inventory is low, but motivated buyers (relocations, life events) are out. Sellers willing to brave winter often get less competition. March: Inventory starts building. Buyer demand picks up sharply by month-end. April-June: Peak season. Highest demand, fastest sales, strongest prices. July-August: Slight slowdown as families travel. Still strong, especially for move-in-ready properties. September: Secondary peak. Buyers who missed spring season re-enter the market. October-November: Slowdown begins. Weather and holidays reduce showings. December: Slowest month. Only highly motivated buyers are looking.

Why spring outperforms

Three reasons: families want to move before the school year (June-August closing target → April-May listing), longer daylight hours mean more showings per day, and post-tax-season cash availability for down payments peaks in April-May.

When listing in the off-season makes sense

Off-season listing can outperform spring when: inventory is unusually low (your home is one of few options), your home is unique enough that timing matters less, you need to sell quickly for life reasons, or you can wait 6-9 months and want to test pricing before the spring rush.

How long Utah homes typically stay on market

Currently in 2026, Utah median days on market is approximately 40-55 days depending on price point. Spring listings often achieve 25-40 day medians. Winter listings stretch to 60-85 days. Above $1M homes consistently take 90+ days regardless of season.
