The one number that should change how you price

Look at these two lines again:

  • Sold at 99.07 percent of final list price, with a median of exactly 100 percent
  • Sold at 97 percent of original list price

Those are the same homes, measured against two different asking prices. The difference between them is the price cut.

Read plainly: the typical South Jordan home that was priced correctly on day one sold at its asking price. The homes that dragged the original-list figure down to 97 percent are the ones that launched high, sat, and reduced. That two-point gap on a $627,500 median works out to roughly $13,000, and the seller paid it in exchange for the weeks the house spent on market learning the price.

This is the single most useful thing in South Jordan’s data and no portal publishes it, because Utah is a non-disclosure state. Sale prices are not public record here. That figure comes out of the MLS.

Why the two days-on-market numbers disagree, and which one is yours

July’s average was 68 days. The year-to-date median was 43.

That is not a contradiction, it is a distribution. Most homes sold in about six weeks. A smaller group sat for months and pulled the average up by 25 days on its own. Almost without exception, the long tail is priced wrong, shown badly, or both.

So when someone tells you “homes in South Jordan take a little over two months to sell,” they are quoting the average and describing a problem, not a market. Price it right and 43 days is the number to plan around.

Worth noting for context: South Jordan had the third-slowest average days on market of the 18 ranked cities in Salt Lake County in July 2026, behind South Salt Lake at 87 and Herriman at 73. It also had the second-most closed sales of any city in the county, behind only Salt Lake City. High volume and a longer average at the same time is what a large, actively building city looks like.

What kind of market is this

Months of supply: 3.5, improved from 3.8 the month before. Four to six months is the conventional definition of balanced.

At 3.5 months with 414 active listings, South Jordan is tighter than balanced but nothing like 2021. Buyers have choices, time to inspect, and room to ask for concessions. Sellers still get their price when the pricing is right. Both of those things are true at once, which is why the advice that worked three years ago produces bad outcomes now.

The wider county context, for what it is worth: the Salt Lake Board of Realtors reported a record Salt Lake County median of $645,000 for the second quarter of 2026, up 4.88 percent, on 2,334 single-family sales. Their chief economist attributed prices to demand and low unemployment, and noted there are not stressed sellers in this market.

Why the city number is not your number

Everything above describes South Jordan. None of it describes your house.

South Jordan is not one market. Daybreak alone runs on its own supply and demand, with new construction competing directly against resale a street away. The older east side near 1300 West is a different product entirely, and the newer south end is different again. A 1998 rambler with an unfinished basement and a 2021 build with a finished one can share a ZIP code and nothing else.

The things that move your specific number:

  • Which comparable sales genuinely apply, which is a judgment call and the single largest variable
  • Condition and updates, from a full kitchen remodel to a roof at end of life
  • Basement finish, which distorts price per square foot more than anything else in this market
  • New construction competing nearby, because a builder with standing inventory and an incentive budget is a competitor you cannot see on Zillow
  • Lot, street, and orientation
  • Timing, since a home listed in April and the same home listed in November are different sales
