The school calendar is your biggest lever

Most teachers can only move comfortably in one window, roughly mid June through early August. That is a real constraint, and it cuts both ways.

Buying in that window means competing. It is the busiest stretch of the Utah market, and you are shopping against everyone else who wants to be settled before the school year. Expect less negotiating room on a well-priced home.

Selling in that window is an advantage. Buyers with the same calendar pressure are looking at your house, and they are motivated. If you have flexibility on the closing date, that is worth more to a buyer on a clock than a small price concession.

Down payment help is worth an hour of your time

The single biggest barrier for most first-time buyers is cash to close, not the monthly payment. Utah has assistance programs, and eligibility often turns on income limits and the county you are buying in rather than your profession.
