Bountiful is the southernmost city in Davis County and the closest “north end” suburb to Salt Lake City. Population around 45,000. It has some of the best mountain views in the state thanks to its eastern bench location, with a 15-minute commute to downtown SLC.

The Pros of Living in Bountiful

15-minute commute to downtown Salt Lake City. Best access of any Davis County city. The drive from a typical Bountiful neighborhood to City Creek is shorter than from many Salt Lake County suburbs.

Spectacular Wasatch mountain views. The eastern bench neighborhoods sit right against the foothills. Bountiful Boulevard is a Sunday-drive favorite for the views.

Mature established neighborhoods. Bountiful’s older sections have established trees, character, and quality construction (rare in newer Utah suburbs).

Strong Davis School District. Bountiful, Viewmont, and Woods Cross high schools all rank well.

LDS Temple Hill anchor. The temple and the historic Bountiful Tabernacle are cultural and visual anchors.

Easy access to City Creek Canyon and Mueller Park. Top-tier hiking, biking, and trail running 5 minutes from many neighborhoods.

Bountiful Pond and the bird refuge. Excellent for outdoor lovers wanting low-pressure access to nature.

The Cons of Living in Bountiful

Higher prices than Layton or other Davis County cities. Bountiful’s proximity to SLC commands a premium. Budget at least $550K for a typical single-family.

Limited new construction. If you want a brand-new house, you’ll struggle in Bountiful. The city is largely built out.

Air quality inversion in winter. Bountiful sits in a valley that traps cold air. Inversion days hit hard in January and February.

Less retail than Layton. Most Bountiful residents drive to Salt Lake or Layton for major shopping.

Tight inventory. Well-priced homes often sell in days.

Is Bountiful right for you?

Bountiful is the best fit if you want a short SLC commute, mountain views, established neighborhoods, and don’t mind paying a premium. Less ideal if you need new construction, larger retail variety, or are sensitive to winter air quality.
