Layton sits about 25 miles north of Salt Lake City in Davis County, with a population near 80,000. It is the largest city in Davis County and the unofficial hub of the area. Major employer: Hill Air Force Base. Major draws: Antelope Island access, Cherry Hill water park, and one of the strongest school districts in Utah.

The Pros of Living in Layton

Hill Air Force Base anchors the local economy. Hill AFB is the largest single-site employer in Utah, with roughly 23,000 jobs. Civilian and military payroll provide remarkable stability through housing cycles.

Davis School District is top-tier. Davis consistently ranks among the top three Utah districts by performance. Layton schools draw families from across northern Utah.

Easy access to Antelope Island and the Great Salt Lake. The Antelope Island causeway is a 25-minute drive from most Layton neighborhoods. Bison, brine shrimp, and one of the best sunset views on the Wasatch Front.

Lower home prices than Salt Lake County. Layton median home prices typically run about 15% below Salt Lake County medians, giving Davis County buyers more square footage for the same money.

I-15 makes Salt Lake City commutes practical. Plan on 30-40 minutes downtown depending on traffic. FrontRunner commuter rail picks up just south in Clearfield and runs straight into Salt Lake.

Strong community fabric. Active municipal events, parks programs, and Cherry Hill water park draw families regionally. The Layton Commons is a year-round community center.

Newer housing stock. Much of Layton’s residential inventory was built after 1990, meaning fewer “deferred maintenance” surprises than older Wasatch Front cities.

The Cons of Living in Layton

Military rotation creates a transient feel in some neighborhoods. Hill AFB families typically rotate every 2-4 years. Areas near the base see steady move-in and move-out activity.

Summer wildfire smoke is rough. Davis County catches lake-effect haze that compounds Western wildfire smoke. Air quality alerts hit Layton hard from July through September.

I-15 rush-hour traffic is the top commuter complaint. Northbound evening commutes from Salt Lake City can stretch to 50-60 minutes in bad weather or accidents.

Dining and nightlife are limited. Layton is firmly suburban. Salt Lake City and Park City have the dining scene. Layton’s restaurant scene is chain-heavy with some local standouts.

Property tax rates run higher in Davis County. Davis County property tax rates are among the higher in Utah, though offset by lower base home values.
