What a 55+ home really costs each month

Most calculators stop at the mortgage. This one asks what the HOA dues actually include, because that is the difference between two communities that look identical on paper. We found Utah dues range from $60 to $445 per month.

The fee at closing

Most Utah 55+ communities charge a one-time transfer or reinvestment fee. We found flat fees from $100 to $1,500 and percentage fees of 0.35% to 0.5% of the sale price, which is $1,750 to $2,500 on a $750,000 home. It is usually paid by the seller, but it is negotiable in the offer, so it can land on either side of the table. It is also frequently absent from listings and reported inconsistently when present. Get the figure from the resale certificate and settle who pays it in the contract.

Dues do not stay put

We recorded one association going from $245 to $390 in four years, a 59% increase. Ask for the last five years of dues history and the reserve study. A community with thin reserves and an ageing clubhouse is telling you where the next increase comes from.

Special assessments

Some boards may levy substantial amounts without an owner vote. Ask whether any assessment has been levied in the last ten years, whether one is pending, and what the master insurance deductible is, because a high deductible can land on owners after a claim.
