Quick answer: Salt Lake County has 20 active for-sale 55+ and active-adult communities. Entry prices run from about $283,000 (Crescent Heights, Sandy) to about $950,000 at the top (Haven Cottages and Villas, South Jordan). Monthly HOA dues run $60 to $445. Only 5 of the 20 are legally age-restricted; the other 15 are age-qualified, which means anyone can buy. 7 of the 20 are selling new construction right now. The rest are resale only.

Most lists of 55+ communities in Utah are built from national aggregator databases that lag by months and skew heavily toward St. George. This one covers Salt Lake County only, it is every community rather than a curated top ten, and every row links to a full profile with the HOA registry contact, the amenity list, and my honest read on the community. Where a number is not published, this page says so instead of filling the gap.

The five that are actually age-restricted

This is the distinction that matters most and the one marketing blurs hardest.

Age-restricted means the minimum age is written into the recorded CC&Rs and enforceable under the federal Housing for Older Persons Act. Age-qualified, often marketed as “active adult,” means the homes were designed and sold for 55-plus buyers but nothing stops a 32-year-old from buying the one next door.

In Salt Lake County only five carry an enforceable restriction:

The other fifteen are age-qualified. Neither is better. They are different products, and the difference shows up twice: in who moves in next door, and at resale, because an enforceable restriction narrows your future buyer pool while a community without one does not. If the community atmosphere is the reason you are buying, the recorded CC&Rs are the only place to verify it. Marketing copy is not evidence. Sorted by what people actually ask for

Lowest entry price

Crescent Heights in Sandy at about $283,000, then Capri Park in Millcreek at about $300,000, then Alta View Estates in Sandy at about $350,000. All three are resale communities built between 1959 and 1999. Older stock means older systems, so budget for the roof, the furnace, and the water heater in a way you would not on a 2022 build.

Lowest monthly dues

Alta View Estates at about $60 a month is the outlier in the county by a wide margin. Haven Cottages and Villas runs $115 to $190, and Teton Village $190 to $250.

Low dues are not automatically a win. Dues buy services, and a low number usually means the HOA covers less, or that it is not funding its reserves at the rate the reserve study calls for. The second one is the expensive version, because underfunded reserves arrive later as a special assessment. Ask for the reserve study, not just the dues figure.

Highest monthly dues

Legacy Village in Taylorsville at about $445, Valley Vu Villas at $400, Capri Park at $390. Higher dues in these communities generally reflect more exterior and grounds maintenance being handled for you, which is often exactly what a buyer moving out of a half-acre lot is trying to buy.

Single-level living without stairs

Fourteen of the twenty are built primarily around single-level plans: Alta View Estates, Bridlewood Villas, Capri Park, Country Park Villas, Crescent Heights, Harvest Crossing Villas, Hearthstone Villas, Hunter Villas, Jordan Villas, Legacy Village, Midas Creek Villas, The Cottages at Pearce Farm, The Village at Bingham Point, and Valley Vu Villas.

Six include plans with stairs, lofts, or basements: Garden Park at Daybreak, Harvest Gardens, Haven Cottages and Villas, SpringHouse Village at Daybreak, Teton Village, and Villas at Stone Creek. If stairs are the specific problem you are solving, verify the floor plan, not the community. Several of these six sell both.

New construction, available now

Seven are actively selling: Harvest Gardens (Riverton), Haven Cottages and Villas, Hearthstone Villas and SpringHouse Village at Daybreak (South Jordan), Teton Village (Herriman), The Cottages at Pearce Farm (West Valley City), and Villas at Stone Creek (West Jordan).

New construction in this segment is where builder incentives are currently sharpest, and incentives in 2026 have been running well beyond a free upgrade package. Two things are worth knowing before you sit down with a sales agent. The sales agent works for the builder, not for you. And you should bring your own representation to the first visit rather than the third, because most builders register the buyer to whoever walked them in the door first. Largest and smallest

Garden Park at Daybreak is the largest at about 500 homes, followed by SpringHouse Village at 450 and Haven Cottages and Villas at 197. Size buys amenities and a deeper club and activity calendar. It also means more owners voting on your dues.

The smallest are Harvest Gardens at 51 homes, Legacy Village at 58, Villas at Stone Creek at 64, and The Cottages at Pearce Farm at 65. Small communities are quieter and simpler to govern. They also spread every repair across fewer owners, which makes the reserve study more important, not less.

Gated

Five: Capri Park, Harvest Crossing Villas, Legacy Village, Teton Village, and The Cottages at Pearce Farm. Only Teton Village and The Cottages at Pearce Farm are both gated and legally age-restricted.

The four questions to ask before you tour any of them

After 23 years and more than 1,000 Utah closings, these are the four that change decisions:

  1. Is the age limit in the recorded CC&Rs, or only in the brochure? Ask for the CC&Rs. Read the section yourself.
  2. What do the dues cover, and what is the reserve study status? An HOA with a funded reserve and $400 dues is cheaper over ten years than one with a depleted reserve and $250 dues.
  3. Is the specific plan single level, or does the community merely offer single level? These are different answers and sales agents answer the second when you asked the first.
  4. What has actually sold here in the last twelve months, and how long did it take? Utah is a non-disclosure state, so a buyer cannot look this up. A broker can pull it from the MLS in a few minutes.

Salt Lake County is not the only option
