Ask what the allowances actually cover, who carries the risk when a subcontractor slips, how change orders are priced once construction starts, and what happens if the appraisal lands short.   • What counts as a custom home versus new construction in Utah?

    On production new construction you pick a plan and a lot from what a builder has released, at a published base price. On a custom or semi-custom build you are commissioning a house, usually on a lot you buy separately, with an architect and an allowance schedule instead of a price list. The 71 communities on this page sit mostly in the second category, which is why prices here are what is listed today rather than a starting point.

  • How much do custom home communities in Utah cost?

    The communities tracked here run from $1,500,000 to $25,000,000, concentrated in Park City, Deer Valley and the Wasatch Back. On a build, that figure is rarely the final number: allowances for finishes, site work on a steep or rocky lot, and change orders once construction starts all move it, and in mountain terrain site work alone can be a six-figure variable.

  • What should I check before signing a custom build contract?

    The allowance schedule and what it genuinely covers, who carries the risk when a subcontractor slips, how change orders are priced once work has started, the draw schedule, and what happens if the appraisal comes in below cost. Design guidelines and architectural review timelines matter too, since in most of these communities a committee has to approve your plans before you can build.

  • Can you use a normal mortgage on a custom build?

    Usually not for the build itself. Construction financing is its own product, typically interest-only draws during the build that convert to a permanent loan at completion, and it is underwritten on plans and a builder contract rather than on a finished house. Line that up before you commit to a lot, because the lot purchase and the build financing are frequently two separate transactions.

  • Is a lot in one of these communities a good investment on its own?

    It depends far more on the lot than on the community. Slope, aspect, utility access, view corridors and the architectural guidelines all affect what you can build and what it costs to build it, and two lots on the same street can differ by a lot in real buildable value. That assessment is worth doing before you buy, not after.
